Common questions
How is EMI calculated?
EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly payments. Early EMIs are mostly interest; later ones mostly repay the loan.
How can I pay less interest?
A shorter tenure, a lower rate or part-prepayments all cut interest. Even one extra EMI a year can take several years off a 20-year home loan. Check your lender's prepayment terms first.
Does this include processing fees or insurance?
No. It shows the loan's EMI and interest only. Add fees, GST on fees and any insurance your lender bundles separately.
Is this exactly what my bank will charge?
It is very close for fixed-rate loans. Floating-rate loans change when the rate changes, and banks may round EMIs or count days slightly differently.
